Information for Tennants

At WayneSimons Ltd, when the landlord accepts your offer, we will put all the details together and hand it over to our Lettings Management Team. They will call you to confirm all the arrangements and will draw up your tenancy agreement and other important documentation.

You'll also be issued with an invoice for payment at least 48 hours prior to the moving in date.

This includes:

  • First month's rent
  • Deposit- equal to one and a half month's rent
  • Administration fee - £354 inclusive of VAT per property which includes two tenant reference. Each person added to the tenancy will result in an additional £199 inclusive of VAT.

The tenant is also responsible for the check in fee which is based on the size of the property and whether it is furnished or unfurnished, these fees range from £90 - £180 inclusive of VAT. These costs are applicable for properties that range from a Studio apartment to a 5 bedroom property. There may be occasions when this is not applicable but you will be made aware of this upfront. Please note that if you require to move in on a Saturday there will be an additional cost of £60 inclusive of VAT.

Future rent payments need to be made by standing order direct into our bank account.

With your references, paperwork and invoices complete, it's time to move in!

Your keys will be available to collect either at our local branch or at your check in appointment from either the landlord or inventory clerk- dependant on the service level your landlord has selected. (Your Move Manager will confirm this to you beforehand).
